under 600k doesn't get you the good area of Dix Hills... that has been evident.

BTW, please tell me this 50 cent bs has been an attempt at humor.

April Fools Day, you can relax....it's over now.

You mentioned looking at around $11k taxes in Commack, which I think roughly correlates to the $500-$600 range for most homes....probably about the same in Dix Hills? Even before that I was thinking that if you're coming from eastern Nassau that's probably the price range we were talking about in this thread. The picture of the house I posted earlier is located right off the Vanderbilt Parkway, which I think is one of the more "desirable" areas in DH, no? At least compared with right on the border of Deer Park, or located in Wheatley Heights as mentioned earlier.

I just scanned through MLSLI.com quickly and it gave 39 results for Dix Hills. Quite a few were in Commack SD and there were indeed a few total duds, but for the most part they were pretty nice. Not as "nice" as the million bucks+ you could spend to get into something resembling the late Christopher Moltisanti's palatial North Jersey cul-de-sac, but I didn't think we were talking about those types of properties.

^ good detective work, we're in that price range but Commack offers a better area than Dix Hills for that range. If you look back I started the thread on how far from Straight Path I should be... because most of the listed homes at that price were in that area... actually almost all were. Few if any are even north of the LIE.

$500-$600k in Cold Spring Harbor? Maybe the absolute cheapest home in town, but generally I don't think so.

I'm not crazy about Plainview either, but Babylon is superb. I do think Plainview is a better version of Commack, though.

^ I grew up in Plainview... if Commack is similar in most aspects we'd be pretty satisfied (if we do decide to move eastward)... I'd have to go find my sweatpants though...

Better schools too.

How do Babylon schools rank? For Western Suffolk I've only heard the top few are CSH, HHH, and Commack (blue ribbon).

Commack schools are very good but not blue riibbon.
Babylon Village and Commack are a coin flip.
Long Island Schools - Test scores, school programs - Newsday.com

Suffolk blue ribbon are CSH 3V HHH Mt Sinai Port Jefferson.

Youll get much better QOL in BV than Commack.

I remember when Commack was low rent Huntington.To me 600k for Commack is loco.
Its gentrified considerably over the years but its no Babylon Village.
Compare buying power side by side and youll see what Im talking about.

Plus over the long haul youll probably be better served near a Shore.The fish may start rotting from the middle (if it hasnt already).

Commack Schools were rated blue ribbon a few years ago.
