As for traffic, that is a MAJOR concern. I dare anyone to spend some time on Old Country Rd., Stewart Ave., or Hempstead Tpke. It is a nightmare of congestion. We simply do not have the ROAD infrastructure to support some of the ideas proposed for the land.
Unless they rethink rail and road transportation to this Nassau "Hub", then it won't work.

They offered up additional track as a solution to the congestion but the question is, who would use it? Some from Suffolk might if they didn’t need to go to Jamaica but not from Queens or NY City? Why would anyone from those areas take a train to an area whose sole attractions are retail and the Islanders?
Also a good deal of traffic in that area comes from the Northern and Southern part of the Island through the Meadowbrook, Penninsula Blvd, Glen Cove Rd, places like Merrick, Roslyn, etc that rail system is not going to solve that problem.
Nassau is not going to compete with NY City in terms of the attractions they have proposed.

You might have people from Queens *GASP* who would use it to come to the area for events, NCC, Hofstra, Roosevelt Field, etc. A transportation hub in the coliseum area would be ideal as there are no homes in the immediate area -- only commercial properties.
Why not just build a giant Mall of America II and be done with it?

I would redo the Coliseum, build SOME retail, restaurants, cafes, etc. Then I would create a special "commercial zone" where corporations would receive tax advantages for relocating there. Long Island City is starting to attract some big NYC corporations...why can't we? NJ did a great job of attracting high paying jobs with major corps in the 80s and 90s. We should do that too.

It's the most challenging part of Nassau's future.
Shopping Center wise, Roosevelt Field does well and attracts people from Queens who either bus or drive it over for convinent large scale shopping.
Aside from that- if there aren't Colleges, Sports Teams, theater, etc- that people are willing to take the LIRR from Manhattan or Queens to go see, then in that case, Nassau has absolutely no future.
No economy can grow without commerce from outside it's own tax base.
