Smile east northport and northport real estate question

Hi Im looking to buy a home on Long Island. I had a question about Northport and East Northport. I see alot of houses for over $700k and into the millions. Does that mean if you find a home for $450k its in a bad area? Also how is the commute to NYC Midtown? Finally here is an address can you tell me if I should avoid this area or not.

I wouldn't say that neighborhood is a bad neighborhood, but the homes are tiny capes and on small lots of land. Elton is off of Eldorado, which a lot of people use as a cut through between Jericho Tpke and Elwood Rd..

Reasons for cheaper houses in good areas could include: condition of house, being located on a major road, being very close to a: train, water tower, strip mall, perhaps school. Basically, if it's not on a quiet street. I could also be closer to a not to great area, but that does not mean the area itself is bad.

Default Big E, little E, what begins with E? Every street in the subdivision.

TheImportersWife nailed it. It's not a bad neighborhood by any means and it is very convenient. However it is definitely a cut through (I use it all the time during the PM rush hour).

However that's the worst detail you'll find that's not otherwise in the listing details. The neighborhood is solid and very diverse. The price indicates location relative to the neighboring subdivisions.

As an aside, almost every street in the subdivision begins with "El". It can prove irritating in the beginning when learning your way around.

As for commuting time to Midtown:
Taking LIRR from Huntington (trust me, this is your best bet) is approximately 50 minutes. Add 15 minutes to allow yourself to drive to the station and park your car (the later you leave the further away your parking spot). Because Penn Station is located in Midtown you're potentially within walking distance of your destination.

Huntington is key because a) it runs electric trains and b) there are trains every 20 minutes throughout the rush hours.

Default Looking in Northport

Hi, my husband and I are looking to move to Northport with our two young children. We were wondering if anyone knows exactly what is going on with the housing on Scudder down near the water. It looks like lower income rentals on one side of the street. Anyone have any ideas? Thanks.

You hit it on the head. That is the underbelly of Northport. Also, the apartments behind the stores on Main Street are not that great either. It's really the only part of Northport that is like that, though, and I have never heard of any crime issues or anything like that associated with it.

East Northport has a wide variety of housing options. $400-$450 is entry level. There are also homes that have sold for over a million. There's nothing wrong with the "El" section except that it can be a little confusing driving through all those winding roads that all begin with El!

What are "lower income rentals"? Does that mean people on assisted income / public assistance?
