Default Question about illegal bathroom in attic

We were interested in purchasing a house in North Hempstead. The home has an bathroom in the attic, but my understanding is that the proper permits were not issued and inspections were never done for it. I have 2 questions regarding this issue:

1) Will there be any issues with the bank in obtaining financing?

2) We are planning to perform renovations on the house should we purchase, but do not plan on doing any work on the attic yet, since I do not think our budget allows it. We would like to take out the proper permits (if necessary) on our planned work, which would include both electrical and plumbing. Now this might be a silly question, but should an inspector need to come out to examine the renovation work we applied permits for, will having the illegal attic bathroom be an issue? I am wondering if it is at all possible to avoid having to remove the bathroom.

Any help would be greatly appreciated. Thank you.

You access the attic thru a set of stairs? I assuming then its an old house. How old is the bathroom? It the attic finished?

My guess is that the inspector will not look in the attic unless there are strcutural changes due to the new construction.

Should not be an issue with the bank....unless they find it. Most people are not looking for baths in attics.
