I need to make a final decision on accepting a counter-offer from the seller. The price seems great and it seems a great deal comparing to the others.

Couple years I was planning to move to the area (renting in ladera heights) when i started my job nearby but I ended up moved to 90035 area and love it. However i couldn't afford the condo in 90035 so I've been looking in area around my job for a budget under 300k.

The condo is located at 7110 la tijera just east of 405. It's at the border of ladera heights, inglewood but it belongs to westchester area. The surrounding area is decent until you walk a block east to la cienega it felt kinda run down to me. I am not sure if i will feel comfortable walking around during the night i.e. to go to McDonald's for a quick bite. The Vons market over there is kinda depressing as well.

So do you think this is a good area to buy a condo safety wise? Thanks for your feedback.

I am an LA native and would not call that location a "safe neighborhood" to walk around at night. But you can't beat the convinience right off the 405. The neighborhood behind it is slowly becomeing less Inglewood-like over the years. But still not as safe to walk around in.

My instinct tells me that but my agent said it's a decent area in westchester so it's a good buy...and i might never get a deal like this -- the 2 bedroom town house only sells for 250k.

the nice areas of westchester are west of sepulveda, everything else seems a bit seedy to me. i've driven through that area a number of times and i'm sure you can walk around at night as long as you're not looking for trouble, but i would try to stay west of the freeway if possible.

My husband and I used to own a condo in that complex. We sold it 3 1/2 years ago. Definitely would not walk around at night, but I'm a female so I wouldn't walk anywhere at night. During the day I used to feel safe around there. Used to go for morning jogs and walks with my daughter and never felt uncomfortable. But I did grow up in a very urban environment (in San Francisco) so maybe its just that I'm used to that kind of neighborhood? We lived there for 4 years and never had a problem. And yes the Vons across the street is no good. 2 bedroom condo for 240k? That's a deal.. we sold our 1 bedroom + loft for 405k 3 years ago.
