No issues compared to the rest of LA neighborhoods. It's definitely above average.

Fewer issues than Van Nuys, which is now the Valley's most dangerous neighborhood, or Canoga Park. But the issues in certain places are very real. Those issues existed in certain parts of Northridge even in the '80s, before the massive decline of the Valley. Does all of Northridge have those issues? No.

Imagine a super HOT place. Now imagine a hell hole. There.

I was forced to go there and found it nothing like it was 30 years ago.

It is depressing how bad much of the Valley has gotten. (Yes I know there are great parts of the Valley.)

Like much of the SF Valley, a city with a name like Panorama would be visually appealing. But also like the Los Angeles affiliated districts of Van Nuys and Arleta, there are issues particularly apparent on the weekend. Panorama is not unique in this since I also had some enlightening experiences while residing near Parthenia and Van Nuys Blvds a few years ago, but crime might still be something to consider if you are sampling places in The Valley to live during the daylight.

It seems like in the worst areas housing prices aren't a great value.

A place could be like several times worse in terms of crime, etc ...but you'll only be paying like 20% less.

Sometimes is even less of a difference in price between really run down areas and areas that are a lot nicer.

Agreed 100%. I've noticed this applies to even hotels in large part.

Panorama city is a ********. I know - I grew up in van nuys and watched it happen. It started in in San Fernando moved into Panorama City and parts of Van Nuys.

Some new development coming to Panorama City but probably won’t change things much in general but it’s an area that could definitely use improvement .

It’ll be interesting to see what these new apartments will rent for .

Panorama City actually isn't ghetto its other peoples actions that make it seem ghetto and I know because I was born and raised there. Many people are actually chill there! Just because there are homeless people there doesn't mean anything because there are going to be homeless people wherever you go so people cant say that its ghetto because of homeless people -_-..... but if you want to stay completely safe buy a pistol because you are most likely going to get robbed once. Just stay in the right areas, remember to lock your doors, hang with right people, and keep a gun with you to make sure your completely safe but just remember that you cant call a place ghetto because of homeless people, danger, gangs, and drunk drivers because those are most likely everywhere you go.
