Depends on what you mean by "LA area" and what "great deal" means.

Here are a bunch of recent sales, SFR built through the 1960s, for less than $300K

One on a huge lot just sold on Allott St in Valley Glen. 6700 block.
Owners must have HELOC'ed the crap outta it cause it's last sale was in 1998 for $325k and it foreclosed sale at $540k

Anyway, there are others on that block and a few more in that style over between Sepulveda and the 405, between victory and Sherman way. Those areas are the cheapest you will find in that style in the Valley, I think. Both areas have crime issues and private schools are just about mandatory.

west hills also has a lot of ranch style tract houses from the 50s/60s. i believe homes start in the low 400s out there. good luck finding a great deal though. surprisingly, demand is actually pretty high right now for properly priced homes that are in decent to good condition.

Our 4 bed 2 and a half bath home is a ranch style and we paid $310,000 last month. The last guy paid $580,000 in 2005. The neighborhood hit the mid $600 range by early 2007. We think that we got a deal on it. Our home is on the North Side of Oxnard and was built in 1962.
