I consider 1200 sq feet - for a family of 3 - small as well. But people in this forum claim there are "plenty" of homes (single family, NOT APARTMENTS) that are nice/in good neighborhoods/good schools for a reasonable price (between $2K and $2500). I challenge these same people to show us where these homes are because I am not finding them.

Well thanks! Unfortunately I would like to rent something that is not currently on the market. I did see the WH house though and found that to be something that falls into what we are looking for

portland is a great place to live, if you can handle the grey climate during the winter and spring time. traffic in portland is nowhere near as bad as la. the only draw i see to la is that the weather is much better and during the winter la is usually nice.

That is a difference between LA and Portland. I have often told people on this forum that they can find a nice single family home for rent for a family of three in a great school district for between $2k and $2500; I admittedly wasn't thinking that it had to be huge. Many in LA DO consider 1200 square feet for three people to be perfectly acceptable. We lived in a bungalow smaller than that in South Pasadena (known for both its safety and its good schools) and it felt spacious enough, thanks in part to a good layout, the fact that LA embraces the indoor/outdoor living thing, and the fact that it had a garage. Don't forget the garage aspect -- many houses DO come with garages, and hardly anyone uses them to park a car. They become storage space, or even unofficial living space. That adds the equivalent of a lot of square footage to a place.

But yes, if you're looking for a lot of space and a huge yard you're going to have to pay more for it in LA, or readjust expectations.
