My inlaws just sold their doublewide in Canoga Park for $49K.

I'll bet it's a mobile home.

Rent for the land is $600 a month.

There are SFR homes for sale in that area for well under $75K. The prices will be even lower as time goes on. We will probably see prices go back to the late 90's prices before it's all said and done.

DowntownVentura is correct. I saw only three from the redfin link. Two were older condos and one was a mfg home but did not include the land which was on a lease.

Don, those are also land lease.

The land does not come with the purchase. You lease the land. Currently in the $600/month range. They should not be compared with SFR that come with the land. They should be compared to mobile homes.

I didn't see where it said land lease but its possible. It did say gated community so I figured it was HOA.

Don, look here 20108 SHADOW ISLAND Dr, Canyon Country, CA 91351, $80,000, Canyon Country, California real estate for sale

Looks like the land lease is $983. (I was low on my guess)

It is a community called Canyon View Estates. They do have a lot of amenities but they are manufactured houses on leased land. Here are some reviews. Canyon View Estates
