I have a list of 8 properties 2 beds in very nice buildings in Sherman Oaks and N. Hollywood... one bed in Studio City. Maybe if you worked with my broker you find something affordable in a great area.
People already answered your question. You're not willing to accept their answers so just move on. If you supposedly have a bunch of properties available, then you don't need us do you?

If you've worked for a company 29 years I have to assume you're in your 50s or 60s. Shouldn't you be past picking fights on an online forum...[mod cut-- off topic, personal]

I posted my thread YESTERDAY... I met my Real Estate broker TODAY.... what does my age have to do with this? fact I am 48 so you're off again.

[mod cut-- bickering]

[mod cut-- response to deleted material] I do have a great social life and I do go to events that are sometimes held in clubs/restaurants, etc. I know a lot of people my age and much older, who STILL have a Rich Social Life such as I do.

maybe if you did your homework like my broker did you will find 63 properties available under 200k in studio city, valley village N. Hollywood, Sherman Oaks, Burbank .. they may not all fit my criteria but there are options.

on a positive note. My broker is going to show me a 1 bed on larrabee st. WEHO for 235K with a HOA $266.

It's smaller then what I wanted and 35k more, but I am still going to look at it since the location and building are ideal.

i sent you a private email to you, with the 63 properties earlier today. [mod cut-- response to deleted material] I proved there are properties maybe not every one was ideal or the exact criteria, but, THEY ARE OUT THERE. that list alone has some VERY nice 2 beds in N. Hollywood and Sherman Oaks. Yes it is a commute but they are considered close to West Hollywood for the price I am looking for.

[mod cut-- bickering] My broker has done a great job providing me with options and letting me know that I may have to scale down to a one bed for the price I want to pay and even add a extra 50k if I want to be IN West Hollywood.

So if you got your one bedroom on Larrabee and a broker telling you what to do why are you even talking to us?

It has to do with whether you are "california dreaming" or actually know the reality of living/buying/working in the area. Plus, you insist on you questions being answered (the way you WANT them answered) so it's only common courtsey to answer mine.

West Hollywood for under 200k will be hard to find if not impossible if it were found will be in need of a ton of renovations and only be a few hundred square feet.

Sorry but i disagree. Where I live NOW is of no concern about where I want to move to. I already have a job and was born here in LA if you need to know exactly where I was born it was The Hollywood Hills. My company has sent me to many countries and cities within the US and I have a awesome job for over 20 yrs with the same company so I am not california dreaming.

I agree. My agent has a few but like you said the square feet are smaller. I am also finding out that there are a few condos in Sherman and N. Hollywood.

Someone privately emailed me with a great suggestion and stated that maybe if I added another 75k or 100k an got a 2 bed I can rent it out to cover expenses. Which is not a bad idea.
