That budget will get you a nice 2BR apartment in Santa Monica but not a house.

Edit, this house contradicts what I just said but I'm guessing it's south of the 10 freeway.

Yeah, but who is ever gonna give up a <$2k house rental in Santa Monica? As soon as the rc person kicks the bucket, the LL sells, or renovates and charges market rate.
