Short Answer: No.

Why would you live so far away from work, in a hot, dirty, low income, depressed area? You are going to be driving through huge traffic.

This is not a very good area. Orion, which is one block west is a good place to buy and sell drugs.

If you are working in Venice Beach and want to live in a low income area, just rent in mar vista. between the cost of gas, time, aggravation, it will be cheaper to live in venice, mar vista, la, or culver city.

No its not.

Have you actually driven or walked down that street? I assume you haven't or you would not ask this question. Yes I know the allure of a $70,000 condo, but generally there is a reason stuff is this cheap.

Palms is the most low income west side neighborhood (lower than Mar Vista or even Del Rey) and is considerably, considerably safer than Van Nuys. Palms has considerably less crime than the L.A. average, while Mar Vista and even Del Rey are amongst the safest neighborhoods within the city of L.A.

i was thinking of certain, very low rent areas of mar vista. manily older home depot parking lot/hispanic occupied bldgs around and so of culver and along that dead end section of slauson...it seems to suit her tastes since she's looking at langdon and its much closer to work.

I knew exactly where you were talking about.

That area (which used to be southwest Mar Vista) is now called Del Rey.

Del Rey Profile - Mapping L.A. - Los Angeles Times

Much closer to work for her and much safer.

One of the few cases of a westside neighborhood splitting off and forming another westside neighborhood - that's very common in the Valley but not on the westside.
