Default Portland to Culver City

Hi Guys, we just accepted a job in Culver City preferring it to an Austin offer. Can anyone give me some info on renting a house. We are holding our Portland house off the market until Spring, but need to rent in CC as soon as possible. No kids - three cats. Mine are really well behaved as long as they have their Trader Joe scratch pad. LOL. I have been following the forum for the past week and am concerned about safety issues west of 405 and a longer commute: The Helms Arts District looks interesting. We would be happy with a small house. Should we contact a realtor because the internet listings are sparse. We've never needed a realtor to rent in the past. Any advice would be greatly appreciated.

avoid the areas adjacent to mar vista gardens and safety will be the least of your concerns. also, even if you do end up living west of the 405, the commute will not be bad. as for rentals, have you tried westsiderentals.com? it costs money, but the selection is probably as good as it gets. i personally wouldn't pay for a realtor. one, you have to pay them. two, i'm not sure they'll know of many more options for you in the range of house you are considering. if you were looking for a $5k+ rental, it would probably be different, but it doesn't seem that this is the case.

Thanks BRinSM. You are right about the $5k+ rental. I mentioned the bakery district because it looked like it might be a walkable area. I'll check west side rentals website. Glad to hear the commute is not bad from west 405.
What is the commute like from Santa Monica to McManus area by the park? That might be a an option. Also, any info on Mid Cities area? I've checked through posts and don't find much current on Culver City.

If you cant find what you are looking for in Culver City, check out Mar Vista and Westchester. Both have some nice neighborhoods and Ive seen homes for rent in both areas for $2200-3000/mo which is about as cheap as it gets on the Westside.

People get steered away from those areas due to school issues, but the neighborhoods are clean and safe, and renting there is a bargain compared to what the homes sell for.

For instance, this place is pretty nice http://losangeles.craigslist.org/wst/apa/2585532756.html (broken link), although about $300-400 overpriced(I'd negotiate price).

isn't mar vista good elementary and middle? also $2200 is about right for a 2bd/1bath ~1000 sq ft, but it won't be in the safe and clean part of either mar vista or westchester.

Good middle schools? HELL NO!
Mark Twain and Webster are both pretty damn awful.

It's for Palms, across the 405 from Mar Vista.
Back when LAUSD had junior highs, not middle schools, Webster was a much better school than Palms was.
Elementary schools in Palms are pretty terrible, those in Mar Vista vary.
My understanding is that Palms Middle School is "LAUSD good", i.e. terrible by any other standards but less terrible than other LAUSD non-charter, non-magnet schools.
