Default L.A. Rent Control & Periodic Tenancy

Hi everybody,

Thanks for taking the time to read and respond to my question(s).

1.) May a lessor terminate the periodic tenancy (month-to-month) of a rent-controlled unit (in L.A.) with a 60 day notice WITHOUT GIVING JUST CAUSE?

2.) Even if the act of terminating a rent-controlled periodic tenancy isn't an eviction, wouldn't it lead to unlawful detainer, and then the lessor would have to give just cause in court?

Within the City of Los Angeles... in a rent controlled apartment, a landlord CANNOT evict anyone or terminate a tenancy without cause... even in a month-to-month tenancy situation.
