Looking for opinions of the neighborhood directly north of El Camino College, north of Manhattan Beach Blvd, south of Marine, west of Crenshaw and east of Prairie Ave.

Looking at home prices it looks like west of the concrete riverbed is nicer compared to the east side. Was just wondering how liveable this area is (both east and west of the riverbed)?

Does anyone know this area? The only reason I come to this area is usually to go to Shinsengumi Gardena lol.
