Thanks for the suggestions Sal -- My husband had looked at things in Bell Canyon originally and really liked it and then we discarded thinking it was too far to commute. Is it commutable? About (ballpark - normal rush hour traffic) how long to Culver City?

As for budget -- We realize we will need to push upwards from 800k but so much depends on what we can sell current house for . . . We will definitely take a big hit.

I would take a look at Rolling Hills Estates and the PV Penninsula. There are horse trails, great schools, suburban feel, etc. The commute to Culver City will be close to an hour though but distance wise it's only about 20 miles. The biggest problem with PV is that it's far from the freeway but it seems like the OP might like that since it's more secluded.

But for $800k you're going to have a small 3 bedroom house (maybe 1500 sq ft) but with a decent sized lot (around here that means around 7000 sq ft).
