las virgenes isn't as crowded as topanga, but PCH is a nightmare. those last few miles can seem like an eternity. also, the way home will be slow along PCH as well. and if heavy rains cause any type of land/rock slides, forget about it.

my friend's sister lives in PV and commutes to Venice... it isn't bad since she leaves her house by 6 most days and works out at a gym nearby before work. Since your hours are 7~5, it won't be that bad to work. Going home is a different story. Even if you stepped out of the office at 4 you'd be looking at a 1 1/2 trek. Take a look at Culver City or Manhattan Beach or even El Segundo.

People give up A LOT to live here. I can't for the life of me figure out why, but such is life.
