I'm a lifelong California resident, who has been living on the East Coast for the last couple years. I'm planning to return back to California but just can't believe my eyes!

Here is what I'm trying to find......

A home in the $800-900K range, at least 2500 sq ft., 4 bedrooms, in a good school district, and close (within a 30-40 minute commute distance) to Glendale or San Pedro. So far I'm having absolutely no luck!

Are there any communities that fit this profile anymore?!?!?!?!

Are you looking for communities within that driving distance at rush hour to BOTH San Pedro and Glendale?

If thats the case, you are SOL due to the good school district requirement.

If not, then I don't know where you are looking, but you are incorrect. Check out Redfin for Burbank, Glendale, La Cresenta. For near San Pedro, check out Torrance. Theres a number of short sales in both areas in your price/size requirements. Most solds in the past few months(there have not been many) are short sales in that price range, size, and neighborhood.

There is no way that California has become more expensive in the two years that you've been away. Property values have been flat or drifting downward.

I have no way of telling you what prices are in the area you are targeting. I know that here in Ventura County prices are down. Not sure about the past two years. I can tell you that we purchased a home in December of 2010 for $310,000. Since then I have seen some homes in the $295,000 range. Not that large of drop, but a drop none the less. Then again the major drop happened since the decline in 2007. At the early part of 2007 homes near us were selling in the $700K range.

From what I have seen the major decline happened between 2007 and 2009 with the slide tapering off near 2010. My thoughts are that you would be able to find a similar home as the one you may have lived in back in 2009 or 2010 for less than what you would have paid back then.

It's plenty at that range. But as said, might not be as close to those areas due to education lacking.

But Torrance for SURE for sure has some nice homes, such as that Crenshaw and 233rd area, or going more West off Torrance Blvd. For Glendale, I'm not as familiar with that side, but has to be some nice stuff around there and Burbank that I've seen and doubt is over a million.
