i suppose it depends on one's socioeconomic background. That's actual on my low end. LOL

Just seems like a 2007 price. Especially for something north of Ventura Blvd.

Yes, that's a very good area of Sherman Oaks but I'm sure you already knew that. It's like asking "Is there a lot of drive by shootings in Beverly Hills?"

Yea, you are right by Ventura blvd and that general area is very upscale so no probs. Personally I find Sherman Oaks boring and I prefer living on the other side of the hill but if you like it then good for you...

It's a nicer area in the San Fernando Valley.
I don't think there's a high crime rate there.
Sherman oaks is a good place to live.

Just a thought about the OP's idea of buying a condo in Sherman Oaks. Why even think about purchasing a condo in an area you are not familiar with? Lesson 1, page 1 of how to relocate to a new area is don't buy anything until you have spent at least several months in an area. Nobody here can tell you what you will like. In this risky real estate market, the dumbest thing that a person can do is buy real estate if they are not real familiar with the area and what prices that properties in that area are actually selling for. Rent for 6 months or so in a new area before making a decision about buying.

OP (xpxexaxcxex) the 101/405 interchange is a nightmare. Considering your commute to Woodland Hills, you may want to look on the westside of that intersection, which would be Encino.
