Why is paying 85K for 6 years on rent wasting it away? You are paying for a roof over your head. The #1 rule about personal finance and housing: renting is NOT throwing money away. I can't believe how many people around me say this and believe it.

Housing is not guaranteed to go up over a six year period and is extremely expensive in California. Buying a house will be the worst investment you ever make at this point in your life. With your savings, you are much better off buying stocks.

OP can also rent an apartment in the ghetto for $600 a month and only "waste" half as much.

Why don't you just see if you can split the rent on an apartment in LA proper with another college student? You'd lower your rent per month, possibly meet a few cool people, and it would give you the flexibility you need while you decide where to land... I did that in college in LA and it worked out great! Oh, and buying in LA with all the taxes and fees etc is not worth it unless you know you are going to be in the area for years and/or have lots of cash to spend. (Others covered this well for you). I moved out of California to Colorado last summer. I checked out the link to the studio that the OP posted. Wow, $140,000 for 400 something square foot studio in a bad area. Over here we are under contract for a 3 bedroom/2 bath almost 1500 square foot brand new house for only $161,000. Plus we are making exactly 2x as much here as we did in California. This is why we left. *amazed*

For 100k you'll be living in lancaster/palmdale area not sure you can get a bombed out house in LA on that budget. Just move to arizona get a new (er) house imo

There are plenty of small homes for you in the LA area in that range. He is one selling for $83,900.

175/mo HOA. Also not sure thats a great area...I know Baldwin Hill is fantastic, but this unit seems in the midst of a TON of apartments.

West Adams and Crenshaw border? One of the highest violent and property crime areas in LA.
