It would be cool if the area by Van Nuys courthouse on Van Nuys boulevard got gentrified. Lots of retail spots there,but so many random types of businesses right now.

I agree. Imho sometimes when communities go thru gentrification they loose their character and soul. And some become absolutely boring. Last Saturday I decided to head down to Robertson near Beverly where you'll find some cool shopping choices but I found the atmosphere totally boring. I stopped thru there the night before a little after 7 and found 90% of the stores closed and hardly anyone walking around. That Saturday after I left Robertson I went over to McArthur Park/Westlake. Not ritzy of course but energized and full of life with tons of people in the streets. People selling items on the sidewalk, cooking and selling hotdogs and halfsmokes. The park was packed with people walking the perimiter or just feeding the birds. And to think, a few people at work in Century City were telling me to never ever go over there under any circumstances.

Arrow Best kept secret in LA.

Windsor Hills, View Park and Ladera Heights are areas that are showing signs of future gentrification. Most of the sales the past 3 years have been to young white families, which census in 2010 already showed a slight increase of white and other groups - was 98% African american and 2010 showed 88% African American. The homes are gorgeous and very underpriced for the location - great weather (10-20 degrees cooler than areas like North Hollywood), easy access to LAX (without the noise), close to the beaches, downtown, etc.

isnt gentrification more defined by income than race? Because view park, windsor hills, and ladera are already pretty wealthy though heavily African American

but I do agree theye nice areas-- I think the southern portion of the westide/northwestish portion of "south LA" are pretty underrated

Nickerson Gardens is taking off. It even has gardens in the name, which is always a plus for the environmentally-conscious vegan hipster crowd. Buy while you still have the chance.

Artists/hipsters will continue to move to boyle heights westlake lincoln heights and maybe around usc

Yuppies will continue taking taking over the artists former echo park, eagle rock, and highland park residences. Mid City and maybe West Adams will get middle class Craftsman restorers who can't afford mid wilshire

Mid-Cities is the next hot spot for gentrification. I'm seeing the beginnings of it in West Athens, but its still a long way down the line.
