I live in the Higland Park area and recommend you take a look around there. Some parts are nicer than others but you can eyeball them pretty easily. HP seems to have been rediscovered and prices are going up but you can find a house of your description abd price there. In case you aren't familar with HP, it is directly between downtown LA and Pasadena, the zip is 90042 - good luck!

Another area you might find something in your range is Echo Park, zip is 90026. I would stay east of the 101 though.

What exactly do you mean by "L.A.?'
The city of Los Angeles is almost 500 square miles, and includes the Valley and a lot more!

It probably also depends on your idea of decent. Although Echo Park and Highland Park are cool places , I could see some people not viewing them as decent areas

Eagle Rock, north of Highland Park, zip code 90041. My dad has a house there; 2 bd, built in 1923; not sure of the square footage but more than enough for a single person.

One thing about these small older LA homes; they often sit on fairly substantial pieces of property so if you ever need to expand.....
