I was wondering if anyone could tell me what the maximum allowable increase is for a rent control apartment in LA (woodland hills). I thought it was 5% but they are telling me 7%. I'm on the trird floor and have a gas fireplace. They said that has something to do with it. Thanks in advance for help

It is 5% now, but I don't know if there are exceptions to the rule. You'll need to call the appropriate governmental office to find out for sure.

Here are some links you should save for yourself. It would seem that as of 2006 the maximum increase is 4% - but that is a base increase - read the first link & it will explain some exceptions that can call for an increase larger than that.

LA RENT CONTROL MADE EASY

It looks like nearly every aspect of the rent control process is regulated - so there shouldn't be any maybe's about it. I am also giving you links to the regulations & ordinances that govern this in LA. Don't just accept what your landlord tells you - notice has to be given in a certain way & within a certain period of time & just because notice is given - does not mean it is legal.

Is the landlord paying for any gas or electricity for your unit? If so, they are within their right to ask for supplemental increases to offset those costs.

Here is the most recent bulletin from the Rent Stablization Board.

http://www.lacity.org/lahd/increase.pdf

This covers allowable rent increases and under what circumstances additional increases can be made, etc. I'm interested to see what the January '08 meeting will bring. My rent is increasing 5% in February to $1002.
