In the 1980s I was living in a nice 1 bedroom in Hollywood with living room, formal dining room, balcony, and service porch for $400 a month. Those were the days.

In the 1990's I was living in a studio with a separate kitchen/dining area in Los Feliz for $450 per month: newly renovated, elevator served, 1920's building with character, great views of the Hollywood Hills (no parking though).

Techies are not the problem. Nimbys and the abuse of CEQA do more to inflate rent/housing prices in LA than Tech.

I had a parking spot in the back of the 4 unit bldg. My sister and her husband lived in the garage apartment. My parents lived in a huge house on Wilton Place near Franklin. I miss those days.

Oddly enough, I discovered that my best friend's father lived in my exact same apartment in the early 40s.

Texas also has no zoning laws as opposed to California; when Toyota announced they'd be moving from Torrance to Plano, TX, the least expensive house in Torrance was priced at 550k, as opposed to $145K in Plano, so affordable housing is abundant throughout Texas.

Prop. 13 is in no danger of being repealed since millions of folks would lose their homes to pay exploding tax bills, including the insatiable Sacramento politicians and their union/civil service/environmentalist zealots who are equally insatiable about nonstop pay increases.
Lots of the folks who've lived in their houses since Prop. 13 was passed would sell their houses, reap the tax free capital gains tax bonanza, and likely leave the state.

Zoning determines winners and losers...

Land is only worth what you can do with it... many times land is down zoned and there goes the value right along with it.

Parts of Texas have no or limited building codes... this has a tremendous impact on the cost of housing...
