Hello Everyone,
I need suggestions from you guys. We are trying to buy our first house. We are a family of four. Two kids of elementary age. My husband makes $90k and I am stay at home mom. My husbands work in West LA . Our budget is 350,000 or a little above but definitely user 400,000.We are looking into different locations. Our main requirement is safe , family neighborhood with good schools.As far as commute is concern 50-60 mins are always expected in LA so thats ok to us. I know in this seller market our budget is limited but we are open for Condo/Town but will love to get a house so my kids can play around freely. Thanks

El Segundo right next to the airport, the beach will be your yard.

i don't think 400k would even get you a condo for a family of 4 in el segundo. there are neighborhoods in the valley that would work for you. most of the elementary schools in encino and tarzana and rated pretty well as well as the middle school. 400k might get you a 3br condo in that area. there are a ton of condo buildings north of ventura between lindley and white oak that you may consider. this area would probably put you about 45-60 minutes outside of west LA during normal commuting hours. summers in the valley are quite hot though, so don't let that catch you by surprise.

My friends moved out of those 2+2 Condos when they had their 3rd. The 2+1 for 349K, would be a tight squeeze, but I don't think the area should be excluded. When I was kid, we had 3 Adults and 3 children in a 2 bedroom for a few years.

For under 400K your looking at South LA, Inglewood, or Baldwin Hills at best. Your better off renting in a better neighborhood and hoping that housing prices and interest rates go down in the near future. Even a 2 bedroom condo for under 400K is going to be tough in this market. Good luck with that.

Look at Simi Valley. Can still find houses in price range, great schools, family friendly. It's 41 miles northwest from West LA.

If you want to get a condo, Palms is probably the best fit. LAUSD schools here are okay.

There is a condo under $400k in Culver City (Lakeside Village), but it has a high HOA. Usually Lakeside and Raintree complexes in Culver City have lower prices.

For SFH, You can look into Inglewood, but you want to look into alternate schools.

L.A , the place where 400k (maybe) buys you a home in areas glamorized in gangster rap songs.

Actually 400k seems to be around what houses are going for in my area these days , 3bedroom+, 1500sqft+ single families.
I actually have 4 bedrooms (one pretty small) and 4 bathrooms so I think it would be appealing for a lot of families. Bathroom in each bedroom too.

It doesn't have the street cred of a South L.A or Compton though..not many rappers rappin bout the valley.

Unless you count this guy.

The 1st three listings above are under 1000 sq. ft. I seriously doubt the OP wants to spend $350-400K to buy a small 2 bdrm place which they have already outgrown. Remember this is a family of 4.

That's up to them to decide if it's too small. This is what is in their price range.

For more square footage, somewhat near West LA. They'll need to look in Mid-City.
