We are considering moving up to LA from San Diego. We have two kids, 12 and 9. Currently we live in La Jolla which has beautiful temperatures and good public schools. We are hoping to replicate that in Los Angeles. My partner works from home and I don't work yet, so we're not considering commutes. We are looking for good areas around Los Angeles that aren't super hot and are safe, with great public schools. We are looking because it seems possible to own a home up there for 400-500K. Down here we are looking at condos for that price. I've been watching lots of flip shows and they often comment on how hot parts of LA are. I wonder if you could speak to that. In La Jolla, we don't have air conditioning and there's probably 5 days a year that we put on fans because its hot (of course, not counting the two weeks this past May when it was in the 90's). So our priorities are great public schools, safe area, and mild climate and single family homes. Does any town around LA meet that? Thanks so much for your help!

You won't find mild climates up this way.

As for the schools, check out La Canada and La Crescenta, also check out Arcadia. But good luck finding something in the $500k range. They are also further out of LA than it seems like you want. Maybe Silver Lake, but schools aren't as good.

This sounds like Manhattan/Hermosa Beach, but I doubt you will find a SFR in your price range in those areas.

400-500k? good luck with that

you'll be in really old condos for that or in South Central LA...then watch out for the HOAs which can be killer

Simi Valley. Moorpark. Both are warmer than La Jolla though.

i was considering a job change to SD from LA and noticed home prices are nearly as high as LA. I'm really surprised you could find a condo in La Jolla for $500k. From what I saw, La Jolla is Beverly Hills expensive.

A 2-bedroom, 1-bath in Manhattan Beach would probably start in the $900,000 range. The lowest prices you would find in the South Bay near the beach might be in Torrance (90505 and 90503) which has great schools. But you won't find one for $500K. Perhaps around $650K. A rental home might run around $2,500 - $3,000+ in the same area.
