Yes, it's safe. I lived there for a 2 1/2 years up until recently. Never had any issues. People are generally friendly and working class.


In the future I definitely wouldn't mind buying there. With the new stadium and sports Disneyland they are building there, I'd imagine home prices will increase dramatically. It's definitely a good time to buy.

La Tijera Village and Fairview Heights are relatively safe. La Tijera Village has always been a nice neighborhood.

I think you've already missed the boat on that one. Small crappy houses that need to be completely renovated are on the market for $450-500k now and decent houses that are move in ready are $650k

It seems to me that this is one of the last locations that is still under 1mill that is relativity centrally located. With the Crenshaw line and upcoming development, I would anticipate these $650k homes to increase significantly over the next 5 years. Def not too late.

too late is relative. Unfortunately many of us can't even dream of spending 650K on a house. So yes, it's unaffordable to 90% of the people in LA. You're also still buying into the ghetto with the idea that the stadium will suddenly gentrify the entire area. I'm sure many old residents will start selling family homes when they can get a $1 million but it will probably take 10+ years to see a serious change in demographics. And you are still buying into an area where all of the non charter public schools are rated between 3-5 on greatschools and that is something that will probably take a lot longer then 10 years to correct. So if you are planning on kids, also plan another $15-20k/year for private schools if you don't win the charter school lottery

Good point. While I lived there I never felt unsafe and I walked through several of the areas, but I'd certainly not want my daughter going to school there. Yeah, those houses are getting out of reach. It's insane. I moved there in late 2014 and around the time I'd see some homes listed for about $350k. Crazy how that changed so fast.

Yes it is safe. I drive through Inglewood everyday on my commute and it is improving. There are definitely outdated buildings and stuff. The fracking area is an eyesore, but I have never felt unsafe there. The prices have gone up pretty quickly so I don' t know where you are finding a $300k house with a yard. lol
