Expo Line, Phase II : Curbed LA

Thought this was pretty interesting. I used to live in Rancho Park area, where there will be an extension on the Expo Line Phase 2 (aka "Subway to the Sea (santa monica) )

I know there is a lot of talk about higher density development near the subway lines, but I wonder if it will happen in the Westside neighborhoods that are mostly lower density now..like Rancho Park area. It's pretty much all single family homes. Do you think there will be so much pressure for higher density that the neighborhood will eventually change from single family to either apartment buildings, or condos/townhomes

Do you think homeowners will get fedup with owning a single family house right by the subway and just sell out if they can get a lot of money? Of course property would also need to be rezoned multifamily.

Expo 2 isn't Subway to the Sea...

Subway to the Sea is the Purple Line Extension, which is planned to end in Westwood, not SM.

But yeah, these light rail and subway lines are going affect property value and zoning/development in a very positive way, IMO. A much needed change for the entire LA County.

So it is really the Subway to the VA, not the Sea. I thought the ending in Westwood would just be "temporary" until more funds are available to take the Purple line all the way to downtown Santa Monica? Is that not the case?

I think it's officially Subway to the VA for now (or maybe forever).

The whole extension project is split into three phases... there's no planned 4th phase from Westwood to SM.

Oh thats weird, as here they mention Expo Line Phase 2 being "to Santa Monica"

Exposition Transit Corridor, Phase 2 to Santa Monica

Yes, Expo Line Phase II is going to Santa Monica and will open to the public in 2016. This is above ground light rail.

As was noted up thread, the "Subway to the Sea" refers to the extension of the purple line subway to Westwood. That line is all underground heavy rail and will take years to complete. As originally planned it was going to run all the way to Santa Monica. That is not the case now.

Ok, I see . So there will be the rail to the sea...but it won't be the 'subway to the sea' as that is actually the purple line extension. But people will be able to go to Santa Monica by rail by next year.

Is one better than the other? The current expo line seem to have the right of way when traveling or rather i've never experience it sitting in traffic while riding it.
