Hi Everyone,

I currently live in the LA area and I know rent is really expensive. My parents live in a suburb of NYC in and have a pretty big duplex here that is 2 bedrooms/1 bath with a basement/garage. A LOT of space. I think rent is around $1500. My best friend from college has a similar amount of space in the suburbs in CT with utilities is about $1400. (As a reference point.)

My parents eventually want to move to the Southern California area to be in the warm weather and be closer to me. (Phoenix is another option too.)

Does anyone have any suggestions of areas in Southern California that are a 2 hour train ride away (Think Pacific Surfliner on Amtrak or Metrolink) that could something with that much space but ideally around $1100 a month or ideally senior housing facilities that are spacious but are under "202 section" housing?(For 62+ You pay 30% of your income and the difference is subsidized.)

My parents are also looking into Phoenix (which might be more plausible to get the amount of space that Los Angeles, but doing research now. It's 3 years away.)

Oh, and pet friendly (1 cat.)

For that cost, you might find Phoenix more reasonable than L.A.

Metrolink: look in Antelope Valley area
Amtrak:look in Palm Springs area

You can probably forget the HUD help, the waiting list even to port is years long.

I think it will be very hard for your parents to find market value housing in the greater LA area of more than maybe 700 sq ft @ $1,100.

Also, I doubt that senior units would provide them with the same amount of space that they currently have.

If they are willing to compromise on the space, then they can find an apartment in Riverside County. It may also mean going up to about $1200/month.

AZ might be their best bet, but whatever they do, they had better think long and hard about whether a move to the SW is financially feasible, as rents seems to be going up everywhere.

Would they be able to afford future increases? They will most definitely occur as demand for affordable housing outstrips supply
. Or, would it be best to stay where they are, and take annual vacations out to this area?

If your parents are set on moving out to SoCal and can also come up with the down payment, I wonder if it would be best for them to buy in a senior community, like Laguna Woods? Of course, monthly expenses would still be higher than $1100.

Probably not plausible, unfortunately. I'm thinking Antelope Valley Line is probably the best solution. I only know of Santa Clarita. Does any have other suggestions of affordable areas along the AV Line? Thanks!
