Have seen about half-dozen stories like this focusing on need for Cali coastal towns, Beach Cities, etc need for revitalization from 1970s/1980s 'Captain's Wharf' enclaves to modern places.

Whether its Marina Del Rey, Redondo, Long Beach or Huntington; many Cali beach town look closer to Coney Island or Bel Mar/Jersey Shore than Hamptons or Laguna Beach/Malibu which are tiny.

Which Coney Island? For decades, Coney Island was a dump, but then again, I loved it. Cha Chas, Rubys, the freakshow, the Cyclone.

Now Coney Island is being stripped clean. Fancy new shiny shops. Cha Chas is done, Rubys might be next. I miss the shooting gallery game. Nearby streets are still barren, but it will change soon. So, are we talking about 2016 Coney Island or 1986 Coney Island?

Have no idea about the laws in "Newyo" or "Newje" but in California, any new construction, including renovation, is subject not only to 30-40 years worth of updated building codes, but will come under the eye of the highly vigilant California Coastal Commission.

You post a picture of Tony's on the Pier, a local dining institution with an entirely unique crow's nest bar with a 360 degree view of the Pacific, coastline and marina, as your Exhibit A for more "revitalized", faux Mediterranean monotony? Please stay in NY.

It's CaliFORNIA, and what exactly are you talking about? Coney Island does not resemble the seaside piers/beaches here.

Coney Island while being renewed still has massive high rise housing projects. LA coastal cities don't have that as they never permitted high rise construction.
