The SGV overall is pretty safe and it's unbelievable how expensive some areas such as Arcadia and surrounding environs have become as tons of Chinese foreign wealth has come in.

In addition to NW Pasadena and parts of Altadena as mentioned, the only other so-so or bad areas that come to mind are South El Monte, parts of Rosemead as well La Puente, Valinda, and Baldwin Park.

Still, this doesn't compare to East LA or South LA.

How much do you think a small ranch style would be in the nicer areas of Arcadia or Pasadena? We just need a very small house. I've looked some up recently, and they were very expensive. I was just wondering if you knew of a nearby community that was more reasonable in price? Thanks

Try Monrovia north of the 210 freeway (as north as you can afford, basically).

Monrovia's schools can't touch Arcadia's, but Monrovia has the same vibe, if not even more charming--somewhat urban small town-ish. Kind of like Eagle Rock.

Thanks, I'll look at Monrovia. I remember it being nice there as well.

As you note, even small homes in Arcadia and Pasadena are very expensive. At this point, a lot of it is land value as Chinese buyers as of late have been buying older ranch homes, doing a tear down, and building a new, bigger house.

You'll only be a able to find a handful homes under a little under a million in Arcadia and for the most part, while small, they will be rather old and likely in need of rehab work.

You'll definitely find better value in Pasadena. Still, for a smaller home, you'll need to pay at least $700-800K to be in nicer parts of Pasadena. I'd also potentially consider northern parts of Altadena.

I'm not sure what your upper price limit is, but if your range is closer to $500-600K, I'd consider Monrovia if you're looking to be in the SGV.

Ive lived in Monterey Park for 8 years now & tbh with you, Rosemead & El Monte are really the only dumps / bad areas. El Monte is literally a mexican sewer. Ghetto as a m************er.

How bad is SGV as well as San Dimas Pomona etc.
