Have been lurking the forums and found that often the advice seems to be live in Wilshire Blvd area if working in SM. We have a toddler, making our want for some floor space a factor. Willing to live in an apartment but obviously a condo/townhouse is better. Ceiling price for rent probably $3200/mo, maybe $3500 if must be.

My wife has been talking up Encino, which would certainly make her commute negligible. I'd work normal business hours (8-5). I was thinking that the AM commute could be tempered by driving to a gym around 5:30AM at a location right next to work. However I know evening commute home would still be crap going to the valley.

Is there a middle ground here? Thanks for any thoughts.

Encino is decent. My parents live there and I know for a fact you can get a place FAR below your budget. Your commute is going to be rough, though. I'd recommend Sherman Oaks, south of Ventura, between Van Nuys and Sepulveda instead. This way it's fair for the both of you and you'll be in an even nicer neighborhood. Start here.

Topanga is more curvy than twisty. And it goes up and down a lot. Wheee!

Encino would work and your budget would get you a nice detached house, though nothing spectacular. Sherman oaks is similar but a bit more expensive. If you do go with either of those, try to live somewhere that will keep you from having to transition between the 405 and 101 freeways. You could also afford the westside, but you'll get considerably less for your money there. A detached house will be out of the picture and possibly even a third bedroom as well. I live in Encino with kids and will gladly answer any further questions you may have.

FWIW, having lived in Woodland Hills for 26 years and having driven Topanga about a zillion times, I can count on one hand the times I got behind an accident. It does happen rarely, but nothing like the reliable daily screwing you get on the 405. Also, the PCH construction is over, so it's moving again. I'd suggest you live in Woodland Hills.

Yeah, I'd almost say that living in Santa Monica and commuting against the flow would be better. My mom lives in Encino and works in West L.A. (Olympic/405) and takes Sepulveda in off hours each morning - still takes her over an hour.
