Hi,

We signed a lease but I would like to make sure the home we are renting is safe and free of any health concerns (lead, mold, clean HVAC) before we move in.

when one become a parent and pays a good bit for a rental, one wants to at least be safe and healthy in its home.

Anyone has recommendation? Thank you so much.

Is it in Los Angeles? Anywhere near a freeway (what isn't?)

Yes in L.A., not near highway, its a older house, that is my concern. I guess new is not always good either!
We will be on a residential street which is a bit busy for residential.

But yes I also wanted to get the ducting inspected and cleaned if necessary. The vents look old. What if he did not replace ducting? And what kind of specialist I need to find to inspect it? I would appreciate referrals. I know nothing about this stuff

A lead inspection alone will cost you $300. I would just deal with it and live there or find a newer house to rent.

Asbestos ducting that is damaged is likely to put asbestos into the air. You don't want to breath that garbage.
Either a general contractor or HVAC person with EPA certification would be needed to remedy the situation.
Call a few and ask if they have the certification. They are not hard to find.
