My Uncle who recently passed away lived in Trancas Beach. Malibu is still a great area to live and it gets you out of the Rat Race of Los Angeles.

They want a short commute. Malibu does not offer a short commute to anywhere. It's a wonderful place to visit but not a nice place to live unless you're either retired or lucky enough to work in Malibu. A Malibu-Hollywood commute is hellish.

PCH traffic is as rat-race as anywhere in California.

Calif is the last place I would move to! Maybe Indian Wells, maybe. Have you considered other maybe more desirable places to live or retire? Los Angeles is a crowded Rat Race, graffiti everywhere, gritty, trashy, almost a third world country.
