Going to be working out of West Hills and am thinking of getting a 2/2 condo in Conoga Park - should I wait for a downturn or look else where all together? Is Canoga Park (Roscoe x De Soto) safe enough for a regular guy? Thanks for all of your input

What's your budget? I would suggest trying to stay at or south of Sherman Way. Roscoe can get a little dicey in my experience. Look around Shoup & Sherman Way area id you can afford it.

I spent part of my childhood in Canoga Park and it's not at all what it's like today. While some parts are okay, I wouldn't want to be around De Soto and Roscoe.

Bought my first house there and spent sometimes in the area. Haven't been back in years. I never understood how West Hills is so much nicer than next door neighbor Canoga Park. Based on past experience, nice areas to live around there are Woodland Hills, West Hills, and Calabasas.

Chatsworth is just a bit farther north and a lot nicer, especially near Topanga.

I agree. I also grew up on Topanga and Lassen. There's some really nice town homes here.

If you can afford somewhere nicer, than Canoga Park, I'd highly recommend it. Roscoe Blvd. especially is pretty dumpy. I'd recommend either Woodland Hills, West Hills, or Chatsworth. Woodland Hills would be my top choice because you've got two major shopping centers and a lot of good restaurants in the area.

If you decide to be in Canoga Park because you're priced out of the aforementioned areas, as mentioned before, aim to be south of Sherman Way.

Where do you live now? Roscoe and DeSoto area will get you killed. Its horrible. Its Tijuana. The bad part of Tijuana.

If you work in West Hills, then try to live in West Hills. If you MUST be in Canoga Park, then there are some pretty nice places on Eton south of Vanowen. The Alta apts, Reveal apts and AMLI.com Warner.

Looking to buy with a budget of under $300K. While the area does not sound recommended at all (not sure it's worth risking my life...) - any idea on upward potential say in the next 5-10 years?

Canoga Park is not THAT bad. Coming from a guy who moved here 3 years ago from the Midwest. Granted I live in Woodland Hills in some nice apartments off Ventura but I flipped houses in Winnetka, Canoga Park, Reseda, hell even have some in South Central all the time. Never once have I had ANY issues other than some stolen stuff. And I have roamed around at night plenty of times..Minus South Central lol
