Hi everyone, I am thinking of perhaps purchasing a house in the area of Hacienda Heights within a budget of $470K in Hacienda Heights. Can someone tell me which part of Hacienda Heights is safe to live and which part is dangerous and I should avoid. Also, I am also considering West Covina, Covina, or perhaps North Azusa? Any suggestions on those areas or other areas that might work within my budget? This will be my first house buying for me, my wife and my mother. The only thing I have heard is to better stay away from La Puente? Any information or input will be appreciated. Thanks.

Are you *sure* you don't want to live in the dangerous part?

Your budget is too low for anything on the nicer side of Hacienda Heights. I would say anything north of the 60 freeway in Hacienda Heights is the undesirable area which is where your budget is. That is the La Puente border. If you were going that route, you might as well move deeper into La Puente where there are some decent areas compared to that side of Hacienda Heights IMO.

@behindthescreen Thank you for your honest input. I really need to find out which area in the San Gabriel Valley I can afford with the kind of tight budget I have. Do you happen to know which part of La Puente is considered to be more desirable? Would that be the side closer to West Covina ? Or?

Have you thought about maybe La Verne? That should have some budget options and might be what you're looking for.
