I'd move out of state as soon as I could. I go somewhere in the southwest and buy a decent house and invest the rest, hopefully I can get enough dividends to supplement my income for my low end stress free job. Eliminating stress and having a simpler life is more important to me than trying to make 2 or 3 million into a bigger egg. I'm later 40's and have made decent money and always lived way below our means. I would do the same, again, use the dividends to supplement my pay cut I would take to get a less stressful job.

Our situation is that we don't have kids and I don't give a crap about leaving anything behind. Whatever is left would go to one of her nephews.

I would not buy rentals as it give me a headache managing tenants and property. Even with a property manager. I'll buy a mix of 60% stock / 40% bonds.

I would like to live in beverly hills or San marino. $2-3 million can't even buy a nice decent 3 bedroom house 2400 sq ft single house in those areas. If I did buy the 3 million dollar house, then I need to pay atleast $3,000 monthly in property tax, insurance, and maintenance. I would run out of money real quick.

I call BS. I own houses in Tarzana near Mullholland and a small ranch in TO that I purchased for less than $3M. Enciino, south of Ventura is not that expensive. Also still waiting for annuity source that produces $8K - $9K income per month on $2-3M investment.

Before last winter I would have said Malibu/Palisades, but my latest trip down was a huge disappointment. Too many bums and too much traffic. I don't think I'd take Malibu now if you gave it to me.

SFV east (Eagle Rock/Los Feliz/Pasadena) is still clean and peaceful. I'd live there.

Have you been to Los Feliz recently a lot of homeless there too . Pasadena is decent because they are an independent city and not in L.A.

Also those areas aren't in the SFV East .

Is it $2 or 3 million? Is the "inheritance" all meant for property?

$2 million is a starter home in the nice parts of the Westside now.

For $2 million I'd buy a luxury condo in WeHo

Eagle Rock is SFV East-adjacent being next to Glendale. Although it is considered Northeast LA.

I do think Eagle Rock for being as nice of a neighborhood as it is, is reasonably priced. It is certainly not cheap, but less expensive than the Westside neighborhood most similar to it, Cheviot Hills, and is also less expensive than other similar Westside neighborhoods like Rancho Park, Mar Vista, and parts of Culver City.

If I had to be in L.A. or nearby - I'd probably get this one. Seems like a good deal and the neighborhood is bound to become more desirable as people recognize it's a nicer place than nearby pricier L.A. neighborhoods like Atwater Village and Echo Park. And since it's not in the city of L.A. you wouldn't have to worry about rent control.
