I would suggest Palm Springs or Palm Desert. Pretty much the same place. I never understood the difference. Lots of older people. I mean, 50's not old, but I'm assuming she's either retired or close to retiring at that age and there are tons of retirees in Palm Desert.

Well, maybe I misunderstood your post. Are you saying that Los Angeles County is so 'ghetto' that no one can find a decent place for under $400k, and because of that they have to go to Santa Clarita and Palm Desert....?????

I live in Mt Washington (Northeast L.A.) where a very nice, 2 bedroom, 1920's era cottage just went to about $329k. I don't consider where I live to be 'ghetto.' It's green, safe, close to transit, with open areas- what could be wrong with that? I did a search on trulia.com as well as craigslist los angeles and found LOTS of nice places for $400 or under, right here in town.

And I travel to Whittier about once a month. I am usually early to my appointment, so I drive around or grab a bite to eat. That's a very nice town, at least the parts where I was. Every location has crap, as well as gold. I am not one to judge an entire area one way or another. There is WAY too much variety here, good and bad. I've lived here all my life and there are plenty of areas, good and bad that I've never even heard of, much less experienced.

My two cents.

And I'm 50-years old, for what it's worth. I have friends who lived in Stevenson Ranch, which is adjacent to Santa Clarita.

Oh. Okay. I'm sorry, but I just didn't expect anything to be in that price range except for condos. If you could find a place like that, take it. Much better than Santa Clarita or Palm Desert.

Honestly, I was surprised to see a HOUSE for that low in this area. These houses stay on the market a helluva lot longer than they used to and the prices just get lower.

I think West Covina especially near the Covina /West Covina border would be nice. Maybe Claremont. Monrovia is a nice quaint little town as well. If you want SFV, try Northridge or North Hills. Maybe North Hollywood near Universal City.

i wasnt reffering to the budget of the OP, but rather to alramist187 or whoever said whittier was ghetto. it is not. if you think so then you probably never left your BH mansion. or you are a lil 18 year old trolling. anyhow some houses in WHTR are in the OP's price range tho. maybe some mntry park homes as well. but as hard as it was finding under 400K homes, it is getting easier. prices are declining. dont believe they will get too far below 400 in most areas other than 90001 or places like that. but its happening. good luck.

I've been looking alot at houses these past few weeks.. It has become totally possible to get a nice home even with a pool for around or under 400k.. in a nice area! Not the BEST but very decent.

You need to check out ZipRealty Real Estate -- Homes for sale and local real estate agents houses even in nice areas like Burbank & Glendale are going down from 600s to 300 - you can see when the price has been reduced and what date.

I'd look at the nicer areas of North Hollywood, Burbank, Glendale, Pasadena, Alhambra, Azusa, West Covina, Whittier, Encino, Tarzana, Reseda, Northridge, Corona (a bit too far though)

And don't tell me it's not possible - go look on Ziprealty you will see it is.

Second Monrovia if you're looking in San Gabriel Valley...i think the train goes by there and there is a little downtown...50 something mom might like it quite a bit. i also think whittier is not ghetto but i don't know about pub transport there.
