Good morning! I am hoping that a MB expert can help me out with a location question. I am looking for a two month vacation rental in Manhattan Beach to see if it might be a place that I would like to live long term. I am limiting my search to the Sand section because that is where we would buy if we decide to move forward.

Many of the listings say "desirable NORTH facing" or "desirable SOUTH facing". Can someone explain to me the pros and cons of north vs. south facing. views? sunlight during the day? sunset views? Anything else?

I live in MB and a little puzzled by the "desired North facing" line as it looks toward the refinery and water treatment plant. My guess is that it's just real estate agent B.S. jargon.

We live in a south-facing house and the front gets a lot of sun and the back gets less - particularly this time of year when then sun is lower in the sky.

I would think West-facing would be best because of the chance of an ocean view and getting the ocean breeze head-on.

No such thing as desirable north facing. It's actually the worst. You get 0 sun. West and East would be the best.

I'd be curious what the response would be if you made contact with the agents/people placing these ads and ask why North-facing is desirable. Or at least more desirable than the other directions.

No one wants north facing, unless you live in the southern hemisphere. In coastal CA, south facing or even better, west facing.

If you’re in the Sand Section (especially the walk-streets), south-facing is usually more desirable. But if you’re in a section like the Trees or East MB, the front of your house is going to be mostly garage, and the back of your house is going to be a family room/kitchen that opens up to a nice big yard. In those sections, I would prefer a north-facing house to a south-facing house. I’d rather have the sun shining in our family room/yard than on the garage.

The exception would be if a north-facing house gives you a view of the pier.

West is actually south west, making North , North-west, and South, south east. You just need to see the view for yourself and ignore all the drone shots nowadays.

Thanks, all. We ended up buying in the 100 block of the Sand Section...south facing. The houses that were south facing
were much sunnier and brighter. Appreciate everyone's feedback.
