This part is crazy . 42 months of rent ? 3 1/2 years . Nuts .

“Backers of the bill say it has provisions to prevent the displacement of low-income residents. For example, companies that raze a structure using the incentives available under SB 827 would have to pay up to 42 months of rent to each family forced out.”

So does this mean that zoning is suddenly irrelevant if you live within a quarter mile of a transit hub (which is really not much more than having a couple of bus stops nearby)?

It sounds like this law would override local zoning . I just don’t see homeowners groups allowing it .

Should be interesting .

Gonna be a war between owners and renters. Between next generation Angelenos and older Angelenos fighting change.

It seems like speculation will go even higher for properties near transit.

It could be a big payday for the older Angelenos that already own near transit stops .

Sell to a developer or develop their property then just move somewhere nearby like 1/2 mile away from a bus stop and buy another property to live in.

I wish they would give some of the other recent measures a chance to work first, like the Density Bonus law and the allowing of ADUs (I think there will be many ADUs coming online in the 12 months or so, seeing conversions happening all over the place).

This is such a blunt instrument, seems like there’ll be a thoughtless scramble to build wherever possible. I’m not against development, there’s a clear need, and the density burden needs to be spread more equitably across the city, but I’d prefer to see it done in the context of a coherent, contemporary General Plan that’s had extensive public input. The current one hasn’t been comprehensively updated for decades. The City is currently in a review process, but it won’t be ready till 2020, by which time....

And there isn’t the water and sewer infrastructure to properly support the existing housing, let alone more. Also see the potential for it to exacerbate economic segregation, not relieve it.

This is not going to happen. Most Californians/LA natives, etc. don't want more, denser development they want less people living here. Heard it all before.
