There are no "seedy parts" in Culver City. There are seedy parts of L.A. that border CC. Namely Palms and Beverly Hills adjacent.

culver city is only sketchy at its eastern and western edges. the areas around mar vista gardens (which is actually in LA), and at the extreme eastern end, where washington and jefferson approach la cienega are less desirable (and largely light-industrial), but the rest of the city is perfectly fine. however, you do have to get off the boulevards and into the residential areas to see that in some sections. and, don't forget that blair hills, near the intersection of la cienega and rodeo, is part of culver city, too. i haven't been there for a number of years, but i recall it being rather sterile behind those gates. hardly my idea of "seedy."
