Will work at Santa Monic and buy a condo or house.
Which part is a good location for me and my family?

Couple with1 newborn kid.
Husband work at Santa Monica.
Wife is not working now.
Budget lower than 1M
2bd or 3 bd
Don’t Want to spent too much time in commuting each day.


Option:
Westwood
Culver City
Century City
Valley like Van Nuys? Or around? How is the traffic there?
Glendale or Pasadena ? May be too far?
Any other suggestion?

Van Nuys, Glendale and Pasadena are too far, but that's where the 3 bedroom houses are. Van Nuys is the cheapest and you can afford the biggest house there. Sherman Oaks is also very nice, and a little closer, but you are still looking at a long commute, because you need to cross over a mountain range to get to the Los Angeles basin to get to Santa Monica.

Try for the other cities you listed. Culver City is the best bet. You will probably not get a house for that budget, more likely a condo. Sorry, but traffic is bad everywhere near Santa Monica, because it's all streets with no freeway nearby.

With the exception of a couple crap shacks the size of a shoebox, you will not find a house under $1M in Westwood, Culver City, Century City, or other west side neighborhoods around Santa Monica. Even with condos/townhomes, you can find units under $1 million, but you still aren't getting much bang for your buck.

Van Nuys is certainly much more affordable, but that's because it's not that great of an area with higher crime and poor schools, although it's certainly better the further south you are closer to Sherman Oaks. However, you're going to have a 2-2.5 hour round trip commute to Santa Monica at a minimum, and probably 3 hours round trip on a bad day. The 405 is a parking lot and getting into and out of Santa Monica is a nightmare at rush hour. I know a couple folks with a similar commute lamenting how long it takes to go less than 20 miles. There's tons of traffic coming out of the Valley going to the west side and downtown. Southern parts of the Valley like Sherman Oaks and Encino are much nicer, but again, the few homes under $1 million aren't that great, but you'll find some decent condos.

Glendale and Pasadena are good areas (although Pasadena has below average public schools), but going to be too far. It's going to be a 2.5-3 hour roundtrip commute at a minimum.

If you don't want a long commute, your best bet is going to be finding a condo/townhouse in or around Santa Monica. But if you want to try and get a house, you're going to need to look into the Valley, or somewhere with a good public school system (e.g. Glendale, Burbank, Torrance) where you can still find houses under $1 million, and accept a longer commute.

Dumb question but is buying necessary? LA has one of the worst bargains for buying relative to rental prices in the US right now. Have you done some rent vs buy calculations?

No, it's necessary to buy in LA.

It depends on many factors.

The phrase "the 405" has the same effect on Los Angeles residents as "root canal" or "colonoscopy." Try to avoid any commute involving the 405.

There is nowhere in Los Angeles where I would want move to. If you are a multi millionaire there is Brentwood and Beverley Hills but you have to come out sometimes.
