Anyone know much about this area? North of LF Blvd and right below the park.

What is it like living there? Can you live there without a car? Crossing LF Blvd to walk anywhere seems pretty inconvenient.

On days/nights when the Greek Theatre has shows, traffic is even more clogged than usual.

It's a nice neighborhood, but very car dependent. Some steep hills. It kinda depends on how far east you are and how close to the park. The nearest businesses are on Hillhust. If you are right there by the condo towers between Hillhurst and Commonwealth, there are several businesses within a 10 minute walk. If you are closer to Griffith Park Blvd, it'll be a hike to get to anything. There are some buses that go down Los Feliz, so you could survive without a car, but you'd almost certainly want one.

If crossing the street is too much of an inconvenience then I don't know how you would survive without a car
