If you're just outside of Encino youre probably just north of the old wash and west of Lake Balboa which is not a bad area. As long as youre not too far north like above Vanowen you should be okay. You're close to the dog park and close to Lake Balboa golf couse. When you get too far north into Reseda things could get a bit shakey.

haha, it's actually above vanowen. that particular street is nice and we drove around the surrounding streets, all of which are pretty decent, too. the closest big intersection is white oak and vanowen.

The Valley is pretty much one big city with the rough parts being North Hollywood and the Industrial San Fernando next to the tracks. The Encino/Reseda border area is a nice very area. You should still have access to the same schools. Congradulations and Go for it!

Default Lake Balboa area

The lake balboa area is right now the best buy in the encino tarzana reseda van nuys areas because although it lacks the snob appeal of Encino zip code, it's readily (still) affordable, accessible to a major recreational area, schools, fire department, shopping, transportation and not lots of traffic or crime, it has active neighborhood watch programs and a receptive city council rep who actually responds to complaints.

The place where I live for part of the year is 3 blocks from a high school, 6 blocks from the Junior high, 5 blocks from Lake Balboa itself, etc. When a neighbor needed a paramedic last month, the fire department responded within 2 minutes of the 911 call!!!!

The only problem with the area is that if you want to be a few blocks away from Ventura Blvd and all of its eateries and shopping, it's not close. It's about 2 miles away. And the other thing about Lake Balboa is that it's escalating in value so it probably won't be as amazing an investment in a year or so.
