North Hollywood is unique is that its very very huge in terms of square mileage. It could be as cool as living in Austin TX or as horrible as living in a Tijuana slum. It totally depends on what part of North Hollywood you are referring to. The south western part of North Hollywood (NoHo) that borders Burbank and Toluca Lake is pretty nice. The arts district near the subway station could be nice as well but is surrounded by crime and very Tijuana like apartment buildings.

How nice, or not nice HoHo is depends on where EXACTLY you are planning on being.

I generally agree with Kings Gambit.

To your average person, most of North Hollywood is unremarkable and run down. The only part that is at least halfway decent or relatively nice is south of Magnolia close to Toluca Lake and the Arts District. While I wouldn't categorize the area as high crime, it's just visually unappealing and somewhere you likely end up because you can't afford better areas.

This is pretty accurate. I would chime in with that corner area of Magnolia, Vineland and Cahuenga seems to be hood as F***. It never seems to fail that the parking lot on that corner with the Ralph's, Subway, Frozen yogurt has undesirables roaming about all day.

I would N. Hollywood is if you can't afford the nicer parts of the valley, but it's better than the worst. And yes, the northern part that borders Sun Valley (over near Sherman Way, Valerio) is desolate and lucks like a straight slum

I wouldn't listen to much of this discussion

The facts are N Hollywood is among the most expensive areas in the Valley now b/c of the mass transit

It's top quartile

on a $/SF basis the homes in the better zip codes are higher than Calabasas

Keep in mind most homes in N Hollywood are 1930s-1950s and smaller but they sell for similar prices as the homes in the West Valley which are newer 1960s-1980s and larger

From January 2020 CoreLogic

91601 Median price $789K or $616/SF
91602 Median price $1,171K or $708/SF
91605 Median price $641K or $452/SF
91606 Median price $725K or $412/SF
91607 Median price $1,125K or $510/SF (now called Valley Village)

Calabasas median price $1,975K or $553/SF

Woodland Hills 91364 $1,040K or $440/SF
Woodland Hills 91367 $823K or $421/SF
