the name of the school was "oso avenue elementary"- closed in the 70s and was leased out by the la school district to kadema acadamy and then the french-american school. there was talk of turning the location into a manget high school for the arts in the 90s, but nothing ever came of it. The property is still owned by the LA unified school district.
The neighborhood is strong- a nice little enclave. Property values in the tract tend to remain strong and the area has always been popular as a slightly less expensive option with "south-of-the-boulevard" buyers. College acres is just to the east of Oxnard and Winnetka, is even nicer but with larger properties and higher price levels. Carlton Terrace is near Pierce College, and Warner Center, so is desirable for that reason as well. .
The nicest locations in Carlton Terrace are on the hills and have views. The first phase of the development (1956-60) was actually called "Park West", and then the later (1960-64) houses were "Carlton Terrace". The first phase were lath and plaster some on raised foundations and some on slabs- and used Torrance Steel windows, and many of the traditional "ranch" styles had wood shake roofs, while the moderns had rock. the second phase were all on slabs and built with Torrance Alumininum windows and either composition or rock roofs. The Park Wests were the more solidly constructed of the two.
I grew up in the area and attended Oso Elementary the year it opened(1960). Lived there for 30 years before moving to the beach in Orange County. Finally sold the house a couple years back when I bought a mid century in Palm Springs., so know the area well. All in all, nice well constructed original mid-century properties. Would suggest it is still a good investment, especially with the proximity to Pierce and Warner Center, but there are a few "dogs" out there. Oxnard is a busy street though so beware- In my opinion the hillside streets- Tiara, Miranda Aetna are nice- in the flats, Keokuk too. Try to find something as original as possible if you can, though, and do your own expansion or upgrading- there are some good opportunities to be had in this market- Feel free to e mail me if you have any questions-
