Prices have dipped a little in South Pasadena and they have the 2nd best schools in the area, right behind Arcadia.

Some have mentioned Pasadena. It is a great community, but public school performance is low. Schools there are rated 2/10, 3/10, etc... 8/10 is generally what is considered a "good school." My recommendations for communities with good schools from K-12, with a family friendly atmosphere, and a reasonable commute are:

South Pasadena (separate city and school district from regular Pasadena): Very very good schools and closest to work. The con is the city is small with few listings in any price range, especially yours. You could afford a small bungalow type home. La Canada Flintridge: This is a pretty expensive community up in the hills but it has great schools. Arcadia: A nice suburban city, with very well known schools. Arcadia High School (10/10) is one of the finest in the entire Southland. Large Asian population here too.

San Gabriel: This city has some great schools and some average schools so you need to look at boundaries more. San Gabriel is a nice city and not far from work. It has a little downtown village too. The North side farthest from the freeway tends to be a bit nicer than the freeway close area. Live in San Gabriel Unified so your kids are in line for Gabrielino High School (8/10). Students attend Jefferson Middle which is a 7/10 but is showing growth in API each year and likely will make it to 8/10. For elementary, live in the boundaries of either Coolidge, McKinley, or Wilson Elementary Schools. The biggest benefit of San Gabriel is you have a lot more options for homes and to be more picky for getting a house you really like. There is a lot of charming architecture also. The best place for you to live is Thousand Oaks. You will have about a 45 minute commute, but the city was voted one of the safest cities in California. For your price range (especially now) you should find a very nice home.

Do yourself a favor, save time and money, do not even consider any other place. I grew up in SoCal and I would never think of any other place. Get yourself a realtor asap and start looking in TO. Hope this helps.

The original poster wrote his job location was near the 5 and 10 intersection. Thousand Oaks to there would be horrendous. It would be a 45 minute commute at 3 AM.
