Most up and coming city?
What do you think the most up and coming city (or neighborhood) in Los Angeles County is? A good place to buy a house that might not be in the best neighborhood, but is on the up and up!

Probably south Long Beach (90802)... a lot of hipsters are moving there and there isn't any rent control there (as far as I know) like there is in Los Angeles.

I agree that Silver Lake is probably the best "up and coming" area that's in L.A. I might also add North Hollywood in there, but only around the subway station.

I would say East Hollywood. The area adjacent to Los Feliz. Or Hollywood itself.

Is their really any place in Los Angeles that is up and coming and getting better and not worse. Los Angeles & SoCal is on a down hill trend and has been for years.

San Pedro. With a 1.2 Billion Dollar Face lift the waterfront is getting , invest there. Most coastal communities in Southern California are not even remotely affordable anymore.
