There's another one I looked up, but this just sounds strange...


very big 1 bedroom, lots of sun light, lots of stores right around the corner on Van Nuys, if rent is paid before or by the first you will get a discount of $100... rent will be only $800 for the month.. its a GREAT!!!! DEAL!!!!

Call SAM at 323-868-2623 to set up appointment (I did and first it said the T-Mobil subscriber cannot be reached and the second time I was able to leave a message and am still waiting for a response).

Now who gives a $100 break just for paying on time? What sort of neighborhood is this?

well, it is van nuys, so it could be real.

and "very big" could also mean very small. big has different meanings to different people. like my apartment, it's not very big, but it's big for $875.

There is a big for rent sign on the wall so I guess that there must be plenty of empty property in that area.Just go and talk to the neighbors, the area looks OK.

It's a hidden late fee. The rent is actually $900.00 per month. You pay by the first and you get $100.00 off your rent for paying on time. You pay on the 2nd, and you'll incur a late fee of $100.00. It's their way of getting their rent on the lst.

I once rented a place with those terms, only I got $25.00 off if she had her hands on the rent by the lst.

That's a nice way of thinking about it. "I'm saving a hundred bucks a month by paying my rent on time!" I like it.

I don't think this one is a scam. The Landlord doesn't have to go through the hassle of bothering you each month for the rent by giving an incentive for paying on the first. Van Nuys has some sketchy areas, so you may want to check out the location first before putting a deposit down.

If it were me, I would make an appointment to see it, but according to the link you posted, the ad no longer exists, so it may be gone.

Actually that price is about right for Van Nuys if not a little expensive. I´ve seen rent in that area for $500. There are some good streets and bad streets in that area you should check it out first. You might be able to find a good rent in an OK area ..
