mt wash, eagle rock and glendale.
but good luck in glendale and mt. wa$h.
echo pk and HL park might be better bets. just scope the neighborhood first.

If I had to choose one from your list, I'd go with Eagle Rock. There are a lot of cool neighborhoods in the hills there.

A friend of mine at a well known builder shared they are releasing a detached SFR, 1200 sf, 2-3 bedroom product in the $250k price range in the valley and parts of OC, not in blighted areas. He shared the trim level will be basic (tile instead of granite, etc) but it is still profitable for them. Targeting June 2009 release. Not a rumor - he is an exec at the company.
So - if that indeed comes to pass, the $400k home will be under intense pressure...
Wait 9 months - I don't see what that could hurt given this fantastic financial situation we're in.

I'm sure you're right, ConsideringLA, but ugh - I'm so tired of waiting and renting!
I may need to take a deep breath - for about the 40th time.

I'm planning on on moving out to LA in June. Would you recommend waiting another 1-2yr before buying?? (I am single currently and cannot afford a mansion btw  )
